Budget Meeting:
The Cobble East 2012 Bugdet Meeting was held
on Thursday, December 29th, 2011 at 7:00 p.m.


Board of Directors Meeting

These minutes are unofficial until approved by the board at the next meeting.

The meeting was called to order at 9:40 a.m. on October 2nd, 2010

Board Members in Attendance:

New Business

Insurance
Our insurance rolls over on October 11th. We put out bids as we do every year. Our current agents at Insurance Office of America got quotes from 40 companies. Citizens is our only option for Winstorm. The price for this year is almost identical to last year.

  • The total cost of our coverages will increase by $1,265.
  • The board voted (5-0) not to purchase terrorism coverage.
  • The board voted (5-0) to finance the payments for our Insurance Premium as we have done in the past.

Regarding the lamp post that was run over:

  • The board voted (4-0 : Mike stepped away and did not vote.) that since we could not prove who the person that backed over it was visiting, the board would pay the cost of repair.

Sealing all remaining buildings against rodents:

  • The cost to seal all remaining buildings against rodents is appoximately $1400/unit.
  • This was not budgeted for.
  • The board voted (4-1) to seal the additional buildings only on an as-needed basis.

New Business

The proposed amendment to the Cobble East by-laws failed.

  • The votes were counted and the amendment failed.
  • A letter will be sent to the condo board membership informing them of the results of the vote.
  • Susan Perez, Diane Martin and Shannon Rhodes each have a pet that was grandfathered in three years ago and no other oversized pets may reside at Cobble East. Letters will be sent to these three owners specifically notifying them that these pets may remain at Cobble East but that they may not be replaced.
  • Letters will be sent to the owners of the other three units (13,17,43) with oversized dogs that they are in violation of the condo by-laws and must correct the violations within 30 days.
  • The board voted (5-0) to send all the letters noted above.

Damage to Plants behind units 38 and 39

  • When the large black olive tree was removed from behine units 38 and 39, the tree company caused a great deal of damage to the other plants behind those units. The board voted (5-0) to plant a double-foxtail and another ornamental behind unit 38 to fill in the gaps that were left as a result of this damage. The cost for the trees was approved at $200 for the double-foxtail and $150 for the other ornamental.

Applications

  • The board voted (5-0) that we will not require bank information on the Application for Residency when an applicant is a guest of the owner (not paying rent or maintenance) and has no financial liability for the unit.
  • The board voted (4-0 : GiGi was away at time of vote) to waive the application fees for Jeff and Nichole. They still need to apply so that we are in compliance with the by-laws. They have lived here in excess of five years already.

Stumps

  • The board voted 4-0 to remove (grind) a stump at unit 41.
  • The board discussed removal of a tree behind unit 44. The vote was 0-4 against it.

Passed: Motion to Adjourn:
The board voted to adjourn at 12:49 p.m. (Passed: 4-0).
