The Cobble East 2012 Bugdet Meeting was held
on Thursday, December 29th, 2011 at 7:00 p.m.


Board of Directors Meeting - Outgoing Board

These minutes are unofficial until approved by the board at the next meeting.

The meeting was called to order at 7:05 p.m. on May 3, 2010

Board Members in Attendance:

  • President: Linda Walton
  • Vice-President: Gigi Aldemir
  • Treasurer: Jonathan Glassman
  • Board Member: Michael Palmer
  • Property Manager: Phil Hylander

Old Business

  • Previous Minutes:
    The board to approve the minutes from the previous meeting (4 yes / 0 no).
  • Unit #1 Possible Roof Leak:
    Phil had roofer verify that there is no roof leak. It is confirmed that some of the decorative wood is rotted. This is to be corrected as part of the painting plan that is currently being researched.
  • Critter Control - Building G:
    Critter Control has finished work on building G. All access points have been sealed to prevent rodents from returning.
  • Olive Tree (unit 29 back-yard):
    The owner will be in town in 2 weeks to see the issue in person so that they can let Phil know which path they would like to take (removal of tree vs. cut roots and trim back 1/3).

New Business

  • CE Lights:
    Linda will continue to volunteer to mark which lights need new bulbs at least once per month.

Board of Directors Meeting - New Board

The meeting was called to order at 7:38 p.m. on May 3, 2010

Only four unit owners submitted their intent to serve on the board by the deadline to do so. Those owners became the new board

Board Members in Attendance:

  • Andrew Ferarra
  • Jonathan Glassman
  • Michael Palmer

New Business

  • Appointment of 5th Board Member:
    2 owners expressed interest (after the election deadline) in serving the board in the fifth spot. Those owners were Alida Sims and Dennis DeDomenico. The new board voted to appoint Dennis to the fifth spot. (4-Dennie / 0-Alida).
  • Discussion of Rules Violations:
    • Personal property in common areas
    • Exterior building modifications
    • Residents that did not follow application process
    • Pet violations (more than 2, over 30lb weight limit, not picking up poop)
    • Modification of inside structure
  • Letters of Notice to Correct Violations:
    The board voted to send out letters to notify unit owners in violation of these rules that they must remedy the violations within 30 days or be subject to fines (5 yes / 0 no).
  • Amount of Fines for Rules Violations:
    The board voted to set these fines at $25/day (5 yes / 0 no).
  • Pet Violations and Possible Changes to Pet Rules:
    There was quite a bit of discussion about possible proposals to change the pet rules. The board voted to postpone sending out letters of notice to correct for pet violations until after the next meeting (5 yes / 0 no). In the meantime, we will determine the rules might be changed. It is understood that any changes will require a 2/3 vote of the owners.
  • Jeff's De Padro's Un-approved Tennant (unit 15):
    The board voted to dismiss the fine against Jeff is his tennant's application is turned in within two weeks (5 yes / 0 no). The application was turned in during the meeting.
  • Unit 35 backyard lanscaping:
    Unit 35 requested approval to install some landscaping in their backyard. The board voted to approve these modifications as sketched (5 yes / 0 no).
  • Tree Move:
    The board voted to allow Mitch to move the fruit tree from next to Alida's unit (has to move due to proximity to water lines) to the space to the left of Building G (4 yes / 1 no).
  • Cobble East Exterior Fences:
    We are in the process of collecting quotes to power-wash, repair, and stain/paint the exterior fences on the north and west sides of Cobble East.
  • Flat Roof Maintenance:
    We are going to need to do preventive maintenance on our flat roofs. Phil is working on getting some quotes.
  • New Officers:
    The board discussed officer positions and agreed to the following:
    • Michael Palmer - President
    • GiGi Aldemir - Vice-President
    • Jonathan Glassman - Secretary
    • Andrew Ferarra - Treasurer
    • Dennis DeDomenico - Member

  • The meeting adjourned at 9:41 p.m.
