Board of Directors Meeting

These minutes are unofficial until approved by the board at the next meeting.

The meeting was called to order at 7:17 p.m. on December 7, 2009

Board Members in Attendance:

• President: Linda Walton
• Vice-President: Gigi Aldemir
• Secretary: Susan Hotujec
• Treasurer: Jonathan Glassman
• Board Member: Michael Palmer (not in attendance)
• Property Manager: Phil Hylander
• 1 unit owners

OLD BUSINESS

POOL RENOVATION

• 90% complete
• Full completion expected in next 30 days
• Fence to be painted
• Bathrooms to be completed
• Grill to be ordered and installed at north end of pool in shrubbed area as not to stain pavers

• Furniture
• Damage found to chair - apparently cigarette was put out on strap
• Board ordering new replacements straps and touch up paint for scratches

• Potted Plants
• Board considering adding potted plants inside pool deck
• All pots will be uniform and raised as not to stain pavers
• No other plants or items may be added to the pool deck without Board approval

NEW BUSINESS

2010 BUDGET

• New budget approved
• Board voted and approved 2010 budget, including a $1 monthly increase in HOA fees yes 5x (4x yes from attending board members + 1x yes from missing board via email

LAWN SERVICE

• Estimates being collected for new lawn service that will include sprinkler service

MAILBOXES

• Rusted posts being replaced
• Collecting bids for new and used posts

GARAGE

• Damaged wall from bee removal being fixed
• Ventilation being repaired
• Clean out all old items

PROPANE TANK

• $800 to remove
• Collecting quotes to empty tank of any possible gas as opposed to removal

UNIT CONTACT LIST

• List outdated
• New form will be mailed out with the new 2010 budget

• December 7, 2009 meeting adjourned at 8:20p
