Board of Directors Meeting

These minutes are unofficial until approved by the board at the next meeting.

The meeting was called to order at 7:00 p.m. on October 26, 2009

Board Members in Attendance:

• Property Manager: Phil Hylander

OLD BUSINESS

POOL RENOVATION

• Pavers
• Installation complete

• Gutters
• Installation complete

• Fence
• Installation behind schedule but to be completed week of November 2

• Landscaping
• News plants to begin being planted on Tuesday, November 3
• Company will also be removing overgrown plants in island in front of unit 40 and replacing with matching Foxtail Palm
• Following completion of project, Board will meet with Lawn Care Company to discuss new maintenance required on new plants. Board has received complaints that they have been neglecting some duties usually done such as blowing and trimming. These issues will also be discussed with company at time of meeting to assure community receives complete service per contractual agreement
• Banana Trees southeast side of pool – board voted to remove and replace with new plants (4 yes / 1 abstention - Gigi had to leave meeting prior to vote due prior commitment)

• Potted Plants
• Board agreed that no items shall be placed inside pool area without permission from Board. If anyone is interested in placing items inside this common area, they must receive approval from board. Any items that are not approved by the Board will be removed and disposed of
• Board will consider adding potted plants on pool deck once project is complete. These plants will be controlled by the Board and will have raised matching pots to avoid staining of new pavers

• Furniture
• Being delivered on Tuesday, November 3

• Project Budget
• Cost of project on track with projected budget

• Board and Property Management Company drafted 2010 budget for approval
