Budget Meeting:
The Cobble East 2012 Bugdet Meeting was held
on Thursday, December 29th, 2011 at 7:00 p.m.


Board of Directors Meeting

The meeting was called to order at 10:38 a.m. on August 9th, 2009

Board Members in Attendance:

  • President: Linda Walton
  • Vice-President: Gigi Aldemir
  • Secretary: Susan Hotujec
  • Treasurer: Jonathan Glassman
  • Board Member: Michael Palmer
  • Property Manager: Phil Hylander
  • 7 additional unit owners

Old Business:

  • Pool Renovation:
    • Owner vote results were counted with 2/3 votes of 47 units (32x votes) required to make any changes to current materials.
      1. Size of deck to remain same – 8x votes to remain current size, 31x votes to decrease size.
      2. Fence material to remain same – 10x votes for wood, 29x votes for aluminum.
      3. Pool deck material – brick pavers chosen – 1x vote for cement, 37x votes for pavers.
    • Unit numbers that did not submit ballots were 10, 12, 13, 16 (partial), 19, 22, 23, and 28.
    • To assure participation by as many unit owner’s as possible, the board made extended effort to contact owners who had not voted the week prior to the meeting and even during the meeting before a motion was made to accept the vote count.
    • Board voted (yes 3 / no 2) to accept the submitted votes as final. The no votes wished to extend the voting period.
    • Removing the elevated deck at the south end of pool was may be considered a "substantial" change". The board will discuss (at our next meeting) whether an additional ballot will be required.
    • Board asked for all estimates received to be updated with final pricing for next scheduled meeting on August 22, 2009 at 9am at which time Board will select which companies will be used.
    • A mailing will follow the decision informing unit owners of final assessment total, payment schedule and renovation schedule.
    • The Board will continue to gather furniture bids, including ashtrays, etc.
  • Pest Control:
    • The board asks that residents do not feed squirrels and birds.
    • We recently spent over $10,000 to remove rats from the property.
    • Feeding animals will attract the rats or other pests back.
  • Circular Windows:
    • Owners are fully responsible for the windows on their units including the circular windows. If an owner would like to replace their windows, the style of the replacement window must be submitted to Board for approval.

New Business:

  • Lawn Service:
    • Questions arase regarding the inequality of some units having their back-yard areas serviced while other units are not. The board will discuss this in more detail at the next meeting.
  • Landscaping of Entrance:
    • The Lantana plants at the base of the Palm Trees at the entrance of Cobble East will be removed due unhealthy state and replaced with mulch.
