Budget Meeting:
The Cobble East 2012 Bugdet Meeting was held
on Thursday, December 29th, 2011 at 7:00 p.m.


Board of Directors Meeting

The meeting was called to order at 9:37 a.m. on June 13th, 2009

Board Members in Attendance:

  • President: Linda Walton
  • Vice-President: Gigi Aldemir
  • Secretary: Susan Hotujec
  • Treasurer: Jonathan Glassman
  • Board Member: Michael Palmer
  • Property Manager: Phil Hylander (was not in attendance)

Old Business:

  • Windows:
    • Per Association Attorney, Owner is responsible for maintenance, repair and replacement of both windows and doors
    • Per Association Attorney, Association is only responsible for repair and replacement of windows and doors if damages are result of casualty of storm
    • Board votes ( yes 5 / no 0) in favor of getting estimates on available replacement styles and materials that meet code
  • Pest Control:
    • Phil was instructed to request the annual nspection that is included in our contract with Guarantee Florida Pest Control for Unit E.
  • Storage Garage:
    • Door being repaired and rekeyed to avoid entrance for improper use
    • Keys will be distributed to 5 board members and management company
    • Owners should contact a board member to get key for entrance
  • Pool Water Level:
    • Verified that the pool maintenance company disabled auto-fill mechanism due high rain levels
    • Pool maintenance company does not believe that there is a leak in pool
    • Pool maintenance company suggest installing larger chlorine containers
    • Board votes (yes 5 / no 0) to watch pool over next months to determine if water quality decreases and larger chlorine containers are in fact a necessary purchase
  • Unit 10:
    • Unit officially in foreclosure
    • Unit only two months behind on HOA payments
  • Unit 29:
    • Need to follow up with property management company regarding current status on compliance issues
  • Unit 32:
    • Property management company should contact owner to schedule a time for our maintenance company to repaint their front-door to match approved association color
    • This is the association's responsibility since the owner used the paint that we provided (which was the wrong color)
  • Pool Repair / Renovation:
    • Owner vote results final count = 33x voted in favor of Option B
    • Second ballot to be finalized and mailed
    • Second ballot will clarify reasoning for actions taken to this point and ask for association doc required owner vote on materials to be used
    • Board votes (yes 5 / no 0) to include line in second ballot to let owners know that board will accept additional estimates owners would like to submit in regards to fence repair/replacement and pool furniture repair/replacement and take those into consideration when making final decisions on vendors hired
    • Board votes (yes 3 / no 2) in favor of including deck size revisions on second ballot

New Business:

  • Hurricane Shutters:
    • Need to find if any specific color is required for shutters installed
    • Need to find if any specific rules in place regarding keeping shutters closed when not in storm
