Annual Meeting for Election of Cobble East Board of Directors

The meeting was called to order at 7:30 p.m. on April 7th, 2009

Board Members in Attendance: Linda Walton, Gerri Miccio, and Jonathan Glassman

New Business:

  • Counting of Votes:
    Votes were counted by Phil Hylander of Colonial Property Management. Congratulations to the new board members, Gigi Aldemir, Jonathan Glassman, Susan Hotujec, Michael Palmer, and Linda Walton.

The meeting was adjourned at 8:00 p.m.


Board of Directors Meeting

The meeting was called to order at 8:01 p.m. on April 7th, 2009

New Business:

  • Vote to approve Portrait Windows and Doors Rustic Model:
    The board voted 5-0 to add Rustic V-groove Door by Portrait Windows and Doors to the list of approved front door replacements in Cobble East. This door may be seen at unit 11 and is now documented on the web site with the other approved door styles.
     
  • Unit #10 - Unapproved Tenant?:
    It as discussed that unit 10 is four months behind on maintenance payments. Also that there is an unapproved tenant living there and a possibly oversized dog. Linda will speak with the owner tomorrow to ascertain the situation so that we may determine what course of action we should take.
     
  • Judgement Against Quad-M Construction:
    We have a final judgment by the court against Quad-M Construction in the sum of $16,758.10. This judgement was awarded on October 29, 2008. Currently, it does not appear that they have any intention of honoring their legal obligation to pay us back. The board discussed some options available to us.
    This topic will be expanded upon at a later date.
     
  • Operating Account:
    The board voted 5-0 to move six-thousand dollars that was leftover from the Hurricane Wilma assessment into our operating account. The operating account balance was running low as a result of a) on-going legal costs related to Wahn and Quad-M constructions and b) costs associated with trapping rats in four buildings and sealing those buildings to prevent future infestations.
     
  • Wahn:
    Linda and Gerri will be representing Cobble East in court again on May 11th. This is part of the ongoing case.
     
  • Maximum Rental Percentage:
    The owner of unit 35 requested that the board consider increasing number of Cobble East units that may rented from 20% to 25%. The board voted 5-0 against bringing this to a vote of the association at large. The current maximum rental limitation remains at 20%.
     

Old Business:

  • No old business was discussed.
