Special Meeting to vote on Full vs. Partial Reserves for 2009 Budget
January 14th, 2009 at 7.pm.

The meeting was called to order at 7:05 p.m.

Board Members in Attendance: Linda Walton, Gerri Miccio, and Jonathan Glassman

New Business:

  • 2009 Vote on Partial vs. Full Reserves:
    The purpose of this meeting was to vote on Partial or Full Reserves for the 2009 budget. Votes were counted with 19 for full reserves and 20 for partial reserves. According to Florida statute, a majority of owners would need to vote for partial reserves, otherwise we must maintain full reserves. As a result, full reserves won the vote. Our 2009 budget will include full reserves as was passed by the board at our last meeting on December 9th, 2008. The monthly maintenance payment will be for $305.

The meeting was adjourned.


Special Meeting to vote on Pool Area Repairs or Renovations
January 14th, 2009

The talking points of this meeting began during ballot counting of the previous meeting.

New Business:

  • Pool Area Maintenance:

    Mitch spoke on this topic during the Budget meeting because he had to leave. He asked some questions and made some overvations. He asked why we were considering the repairs/renovations now, during a recession? He asked that we have a committee to discuss the renovation/repairs together and urged that we keep the grille. He objected to the metal, see-through fence and voiced confusion that the ballot only included two choices to vote on.

    Andrew Ferrarro presented plans for repairing/renovating the pool area (deck, fence, lanscaping, and furniture). Two plans were presented. One included the costs for maintaining the same pool-deck area; the other calls for a reduction in some of the paved area. The reduced area plan would save money over-all as it would consume less fence and paver materials.

    Joe LarRocca indicated that he would prefer to spend money improving our entrance, not on pool reparis or renovations.

    Quite a bit of unstructured conversation happened which is not noted in the minutes.

    The votes were counted and there were 23 to revise the pool area as proposed and 8 votes to keep it the same. This was not a sufficient number of votes to allow for any change in the layout. Based on votes and consensus of opinions expressed at the meeting, the board members elected not to hold a vote for an assessment at this time. They will wait to see what comes out of community meetings to discuss various options.

  • Rats:

    Buildings D, E, F, and I have been determined to have rats. We've hired Critter Control to resolve the problem. They've been trapping for about a week and will continue to do so. Additionally, they are giving us estimates to animal-proof the property so that re-infestation will not occur.
