Board Meeting - August 5th, 2008 at 7.pm.

The meeting was called to order at 7:07 p.m.

Board Members in Attendance: Linda Walton, Gerri Miccio, and Jonathan Glassman

Old Business:

  • None Discussed

New Business:

  • Irrigation repair bill: Phil is going to find out how much of this repair bill was the result of the installation of Unit #11's patio. This work was not approved by the board and the unit owner is to be held responsible for the portion of these repairs that they caused.
  • Unit #11's new door: A new door was installed at Unit #11. Unfortunately, this door is not one of Cobble East's approved door designs. They will need to replace it with an approved door. Phil will provide them the listing of approved doors.
  • Bryan Mitchel's Van (Unit #23): After reviewing the by-laws, the board voted to restrict the parking of Bryan Mitchel's Dodge Sprinter to Cobble East's "Maintenance" parking spot, on the back-side of Cobble East, adjacent to the pool-pump room.

    Note: The boards initial plan was to repaint Mr. Mitchel's owner spot as a guest spot. This decision was modifed after the meeting as Mr. Mitchel provides some landscaping services to the community.
  • Unit 39 Lease Renewal: There was some discussion regarding the renters in Unit 39. This included details of several incidents including:
    • The child driving his scooter into the vehicle of owner of unit 32 resulting in the police being called
    • Observations of the parent watching, without objection, while the child dove into the shallow end of the pool
    • The child staring into a resident's back yard window at night
    • The incident of their dog drowning in the pool
    The board consensus (no vote was taken) was that we would not approve renewal of the lease when it comes up.

    Note: The board decided not to block the lease renewal after some post-meeting commnications with the owner and renters.

Notes:

  • Burglary: There was a car stolen from our parking lot on Sunday evening.
  • Home Equity Loans: It was noted that many banks are going to be freezing these loans due to lower property values. Plan accordingly if you were thinking of using one.
