Board Meeting - January 7th, 2008 at 7:00 pm.
The meeting was called to order at 7:03 p.m.
Board Members in Attendance: Linda Walton, Gerri Miccio, and Jonathan Glassman
Old Business:
- Katie: It was noted that Katie will not allow Phil (property manager) in to inspect. This was a court ordered requirement. Phil will follow-up with our attorney.
- Quad-M: We are waiting on a hearing date for our dispute concerning Quad-M's default on payment.
New Business:
- Pool Heater: Andrew and Gerri conducted research into the options (gas/electric) and we discussed the pros and cons of each type of heater. The board voted 3-0 to replace the broken pool heater as quickly as possible, taking into account any permitting that is necessary. We already had the funds available to do this without an assessment.
Other Dicussion:
- Routine Maintenance: Linda discussed some additional maintenance to implemented in the near future
- Resurfacing of the pool deck will be necessary in 2008.
- A full resurfacing (not a seal-coat) of the parking lot will be necessary soon.
- Pressure cleaning the side-walks.
- Possibly replacing some large trees that are pulling up the pavement and sidewalks.
- Replacement of the pool fence.
- A warning notice will be sent to Unit 4 tennants and landlord for noise violations.
- Hurricane repairs are complete in several units and continue in those that remain.
