Board Meeting - October 1st, 2006 at 7:15 pm.

The meeting was called to order at 7:16 p.m.

Board Members in Attendance: Linda Walton, Gerri Miccio, Melanie Henderson, Jonathan Glassman

Old Business:

  • Roofs:
    • Currently, about half the roofs have the tar-paper, peel-and-stick, and firewall in place.
    • Detail Roofing has picked up the "drip edge" for our units and will be able to start installing them this week.
    • Our flashing will also need to be replaced. This is a custom job. We already got a letter to the insurance company to see if we can get more money for this. We're expecting to hear back by next week on this. Since it has to be done with or without insurance company approval, we're going forward with that work. It will need to be completed before the metal can go down.
    • Detail Roofing will complete the entire process on all the roofs where work has already begun.
    • Work will not begin on on any other units until work is complete on all the units where it has begun.
  • Interiors:
    • Quad M Construction needs to do a damage estimate for every unit that suffered hurricane damage. If you have not yet had them out to your propery, please call them ASAP to make an appointment. The combined estimate needs to be sent to the insurance company in order for us to appeal for more funds. Quad M Construction can be reached at 954.565.2578 (office) or 754.235.1906 (cell). Letters will be sent out to all units that have not yet had an estimate.
  • Pool Blower: The broken pool blower was replaced and works nicely.
  • Sidewalk Repairs: The hurricane-damaged sidewalk repairs have all been completed. We still need to repair some other places but not from hurricane damage funds.

New Business:
  • Lawn Service: Our lawn service, Bulldog, quit. They cited problems with their equipment and crews as the reason. As this is the case, we voted to employ J. Poyner Landscape Services for our regular landscape maintenance.
  • Trees and Hedges: We have received a quote for replacement of trees and hedges in Cobble East's entryway. These trees were blown down by the hurricane or were cut due to invasive root systems destroying the parking lot and sidewalks. According to permits, to cut the old ones, we have less than 180 days to re-plant. The plants covered in the quote include six royal palms, two foxtails, 2 gumbo limbos, 50 trinets, and two pallets of sod. The board voted to start this project.
  • Refund for Car Towing: The board voted to reimburse Anne Marie Coop the costs of having her cousin's car towed. The car was towed the previous weekend when Linda was unable to identify the owner. We will not tow vehicles anymore unless there has been a sign on the car for at least seven days.
