Board Meeting - May 4th, 2006 at 7.pm.
These minutes must be approved by vote at the next meeting.
Official Business Conducted:
The board meeting was called to order at 7:03 p.m with the following board members present: Linda Walton, Jonathan Glassman, Nancy DeMartini, and Gerri Miccio.
Roof Report:
Apparently, the roofer started work without having first acquired permits and was ordered to stop work until they were applied for, and in possession. This was a big surprise to many people because we were told at the Annual Meeting, and it was posted in the minutes of that meeting that the permits had been applied for prior to that meeting.
Linda and Phil are in communication with Detail Roofing regarding getting this situation rectified so that they can resume work in accordance with the methodology that is described in our contract with them.
Going forward, the board will ask for copies of any permit applications that are made for our community.
Katie:
Katies back door will be replaced. The new one has not yet been ordered. This is being researched so that it can be completed. Separately, there are a few other items where she is not in compliance and the attorneys are discussing these items.
Solomon Lawsuit:
The board voted to drop the lawsuit against Solomon. He has removed the fence door and stone walkway that were of primary concern and the common area is no longer inaccessible . This lawsuit was started by the previous board.
Perimiter Fence:
The fence permits were applied for several weeks ago. The fence company is waiting for them before they can begin work.
Property Appraisal:
Phil notified the board that we would need to order a property appraisal within the next few months. This is now a requirement by Citizen's Insurance in order to renew any insurance policies. Phil stated that this may run as much as seven to ten thousand dollars for the first appraisal but that recertifications/updates would be cheaper in years that follow. He'll have some reasearch on companies at the next meeting.
